Milestone Inspection Services
Following the 2021 Champlain Towers tragedy, Florida law now mandates structural inspections for aging condominiums. We are licensed to perform both Phase I and Phase II Milestone Inspections for buildings over 3 stories.
Is Your Building Required to Comply?
Florida SB 4-D applies to condominium and cooperative buildings that meet all of the following conditions:
- Building is 3 or more stories in height
- Building is 30 or more years old (25 years if within 3 miles of the coast)
- Applies to residential condominiums, cooperatives, and mixed-use with residential components
- Inspection must be performed by a licensed Florida structural or architect engineer
- Results must be reported to the local building official
- Associations must complete a Structural Integrity Reserve Study (SIRS) — we are licensed SIRS inspectors
